How Proper Ventilation Affects Mold Growth

In the Coastal Bend area, mold spores are always present in the air. The problem is when you add moisture into the picture, you have the potential to have big problems. And in our area we always have an excess of moisture. But there are a few things that a homeowner can do to help reduce the potential problems.  

Exhaust fans used properly can greatly reduce the amount of unwanted moisture in your home. Whenever you take a shower or boiling or cooking something on the stove, you’re adding a tremendous amount of extra moisture into your living space. Every bathroom with a shower should have an exhaust fan to remove the moisture while you’re taking a shower. In order to remove the moisture, the fan must be capable of moving at least 100 cfm (cubic feet per minute) of air. Less than that will not do the job. The standard bathroom exhaust fan moves only about 40 cfm or less. When you’re cooking, the kitchen exhaust fan will pull the excess moisture being boiled off and exhaust it to the outside.

Air to air heat exchangers such as ERV’s (Energy Recovery Ventillators) are not practical in our environment. Since we live in such a humid climate, the ERV’s cannot transfer enough of the heat and humidity out of the outside air before it’s brought into the living space. They end up adding more to the humidity problem than they take away from it.

It’s also important to make sure your air conditioning system is running properly and dehumidifying as much as possible. Air conditioning systems that are oversized, or super high-efficiency air conditioners do not remove as much moisture from the air as they should.
