Sealing Air Leaks? Tips For The Proper Application Of Caulk And Weatherstripping

Has your energy usage been rising without any obvious explanation? The culprit is not always easy to spot, but if you’re guessing the problem is air leaks, you might be on to something. Properly sealing air leaks is the best way to keep your conditioned air inside your home.

First, you need to know where to look:

• Find the weak spots. Places where different materials meet are notorious for developing leaks. For example, where brick meets wood siding or any cracks or gaps in the floor or walls are potential problem spots.
• Know the typical leaks. Door and window frames, mail chutes, electrical service entrances, phone lines, vents, ducts and water faucets are all potential problem areas.

Then apply the appropriate techniques for sealing air leaks:

• Caulking – Caulk is usually sufficient for sealing small air leaks around fixed joints (outlets, light fixtures and corners where the walls and ceiling meet). The spots should be cleaned before the caulk is applied. An HVAC technician will make sure the caulk is sufficient for sealing air leaks and that you choose the right type for the job.
• Weatherstripping – Moving joints require weatherstripping. There are several types of weatherstripping, and you need to choose one that will withstand the Texas summer heat. The appropriate type depends on the location. For example, you will not use the same type strip for a sliding door that you use for a traditional door. Every moving joint should be assessed independently and the applied weatherstripping must fit perfectly.
• Other Solutions – For larger leaks, you may need to resolve the issue before applying caulk or weather-stripping. If work is needed, have it done first.
• If you have an attic stairway in your home it needs to be weatherstripped and insulated to keep the hot attic air from entering the home.  An attic tent works great for this type of application.
• If you have a gas furnace in a closet in the home the door to that closet is the same as a door to the attic.  It should be insulated and weather stripped to keep the attic air from coming into the home.
