As warm as it is in the Coastal Bend area, we are naturally most concerned with the air conditioner and how it performs during the long cooling season. That’s why we recommend a spring inspection before you turn the A/C on in earnest. (Maybe, as warm as it’s been in January, you’re already using it.)
An HVAC technician will perform these tasks:
- Check refrigerant levels, adding some if need be. (If you’re using R-22, expect to pay a high price.) Check for leaks if refrigerant is low.
- Inspect the evaporator coils, cleaning them if need be.
- Inspect the condensate drain, flushing it with bleach.
- Inspect the outdoor condenser coils, cleaning them if needed.
- Check the compressor operation, including the condenser and compressor fan motors.
Heating Season
In the winter, these specific tasks should be performed on the heating system:
- Check the burners and clean them if necessary.
- Adjust and clean the pilot light assembly.
- Check the heat exchanger for cracks, corrosion, and dirt.
- Check the gas line, from the furnace valve to the burners.
- Assess the gas pressure.
- Inspect the flue pipe.
Year-Round
Whether it’s fall or spring, the HVAC tech will perform these tasks:
- Check the operation and calibration of the thermostat.
- Test the voltage and amperage draw of the blower motor.
- Test the controls.
- Change the air filter.
- Inspect electrical connections.
- Adjust the fan switches if necessary.
